A TIDBIT

At September’s Board meeting Director Kelmis received some resistance to his motion of saving our Village thousands of dollars annually by closing bathhouses one and three. In short Kelmis didn’t see the need to waste $25,000 budgeted  to remodel bath house one or spend the money for housekeeping, maintenance, and twenty-four hour air conditioning. He said the Park would initially save $41,000 with the closings and $16, 000 each year thereafter.
Director Guerra said it would be unfair to these owners who own RV’s and that the construction and maintenance people would have to all go to just one location.
President Chapa said these bath houses were the reason why people were buying property here and when that didn't work cited of all things Article VII of the Bylaws as a reason why the Board COULD NOT close these bath houses. He said it would require three fourths affirmative vote from the membership at the annual meeting.
.Unbelievable, we finally have a director who notice Article VII of our Bylaws.
.Two years ago we had a $21,000 major improvement the size of a bath house being added to the side of our maintenance building that was clearly a new substantial addition and where was Article VII then? There has been at least eight other instances similar to this and it’s a shame that the first time our owner ratification law has ever been brought up was used for a suitability purpose.
In President Chapa’s case Article VII does not come close to applying. Does closing an amenity result in a substantial addition or a material alteration? I think not.
Article VII of the Bylaws and Article X of the Declaration of Covenants both express the owner’s right to ratify all and I repeat all the “material alterations and substantial additions” to our common grounds. President Chapa stated Article VII when being applied acquires an affirmative vote of 75% of the total membership where I read Article VII as calling for an affirmative vote of 75% of the membership that is present at a called meeting.
Read carefully Article VII of the Bylaws and Article X of the Declaration to see how you interpret them.

And what about the sidewalk to the entrance and cement golf cart paths and addition of outside bathroom at proshop and shade cover at pool and elimination of the saunas we use to have at clubhouse(which we LOVED!)and taking away owners use of the kitchen facilities for community events and construction of patio roof at pro shop and...well you get the drift. Hello Bylaws! And since BOD members want to go there when someone is trying to save wasted $ how about the businesses that are not suppose to be operating in the Village and the rentals that are all suppose to be going through LIV.To those BOD with selective vision and self serving interests, do us a favor and resign so we can get on with the business of running our community the way it should be run, hopefully owners are paying attention and we won't have to worry about the obstructionists and opportunists being reelected.

A CHANGE TO THE WATER FLOW ALONG HOLE 5 AND 6 IS NOW IN PROGRESS... THIS DAM WILL REVERSE THE WATER FLOW THAT NOW GOES IN TO THE POND ON THE SOUTH WEST SIDE OF NO 6 HOLE,SENDING IT BACK TO THE EAST . THEN I HEARD THAT THE PLAN IS TO FILL IN THE POND..IF TRUE ,IT SEEMS TO ME THAT THIS QUALIFIES AS A MAJOR ALTERATION TO A COMMON AREA WHICH REQUIRES VOTING ACTION BY THE OWNERS UNDER THE BYLAWS

Whether it is a major alteration or not, it is about time something is done with this ugly stink hole.

There was a need for three bathhouses when we were a RV Park with 900+ RV PADS. That isn't the case now. Probably less than 150 unimproved lots - time to wake up board members as to why some things exist.

the only time we use the bath houses is if we are packing up to leave and we have closed the house. we could travel to one and use it if need be. SAVE THE MONEY GO JEFF !!!

Concerning the bathhouses, let's clean them, shut off water & electricity, and lock the doors, then see how it goes, so if needed we can open them up again! Money would be saved...

Why do we let the help with understandably filthy dirty work clothes use the member bath houses? Contractors help have even bathed in the member showers so please mr president and board don't give us that crap about taking things away from members when these conditions exist....

I am an owner and I'm paying to have these bath houses cleaned at 2pn every day and the at 4 pm when the workers are off work they make them filthy..
It's a discrace.

The Pres or Bod could'nt care less their like a union for the contractors and LIV workers and owners are sick and tired of it......
